The Campos family is redeveloping its sprawling 15-hectare EDSA Central property as the Greenfield Business District, a mixed-used central business district that boasts of more than enough green and open spaces.

This provides the business district an edge over other similar business estates around the country, Greenfield Development Corp. (GDC) vice president Duane Santos said in an interview with reporters at the recent launch of its annual Christmas-tree lighting.

“There are a lot of open spaces and a lot of greenery. This is not firewall to firewall,” he said.

The whole business district will have a mix of residential and commercial developments, with a lot of anchor tenants, malls and a hotel.

The office component is targeting corporate headquarters and BPOs. At present, the estate is host to three BPO giants — Teleperformance, Shore Solutions and PC Mall Inc.

“There are plans to put up a hotel. Eventually, we’ll have to have our own hotel and then, there are three BPO companies — Shore Solutions, Teleperformance and PC Mall,” Santos said.

He believes that the business district’s proximity to EDSA gives it a competitive advantage over other business districts.

Buildings will also be interconnected via a covered walkway on the second floor of each building that would make it accessible to the MRT.

The first three floors of the buildings are set aside for retail to provide the retail needs of residents and tenants.

So far, GDC has completed three buildings with estimated combined investments of P8 billion. These are the 50-story Twin Oaks with an investment of P2.5 billion each tower and the 34-story Greenfield Grand Tower with an investment of P3 billion.

Santos said the company is in the process of completing two other buildings.

He said the interest has been strong so far, with the company attracting corporate headquarters, BPO companies and condom inium bu yers with combined household income of P100,000 to P150,000.

“We are targeting the mid to high-end market,” he said.

GDC started the redevelopment of the property in 2010 and has focused on its masterplan of providing more open spaces, pathways and greens.

Greenfield District is strategically located at the comer EDSA and Shaw Boulevard and provides its locators with easy access to transport hubs such as the MRT and bus stations.

The Campos family is also behind United Laboratories Inc.
